Building Settlement


Cracked facade and sagging floors were noticed at an apartment building in downtown Evansville. I was asked to diagnose the cause and make recommendations to remediate the problem.
Visits were made to the site, and it became apparent that the building was settling unevenly and excessively. Investigations of the water drainage system showed that the old footing drains had collapsed. This, as well as issues with the surface-level drainage, had caused the surrounding soil to be saturated with water, which led to the building settlement.
Recommendations were made to install a new drainage system and continue to monitor the building for new settlement.
